Who are the developers? Nick Coates and Jim Dolan have over 50+ years combined experience in developing communities both in the United States and Mexico. The Coates/Dolan development team is comprised of more than 130 employees in the field and administration. How do you envision the overall look and feel of the community? Our logo says it all… 16th-century views with all the amenities of 21st-century living. Spanish Colonial style homes, natural color palettes that blend with the surrounding high-desert landscape, traditional cobblestone streets with gently sloping curbs and old-world street lighting set the tone. Who created the community's master plan? EDSA is a world-renowned design firm located in Ft. Lauderdale, Florida. They also created the master plan for Villas de Candelaria, another Coates/Dolan community in San Miguel de Allende. What is your time line for the completion of Vista Antigua? The infrastructure is scheduled to be complete by Fall, 2008 providing underground utilities to all home sites, including city water and sewer. Does Vista Antigua have dedicated green space? Yes, the community has over 4 acres (~2 hectares) of dedicated green space including walking trails, parks and sidewalks. What security plans do you have for Vista Antigua? A professional security company will provide 24/7 security for the enclosed, gated community. What is the proposed hotel or condo site adjacent to the community? The proposed hotel/condo is located outside the enclosed community of Vista Antigua. We are investigating several opportunities, but have no confirmed developer at this time. SALES Do you offer financing? Yes, owner financing is available. The terms of the financing are 10% down, 9% annual interest, and a 5-year payout with no qualification required and very little paperwork to complete. Construction of your home must be started by the end of year seven. How will the sales process work? Select your home site according to availability and sign a sales contract with the developer, Coates/Dolan. How does the closing process work? In Mexico, real estate transactions are closed by an attorney who is a notary. We will provide a list of the thirteen notaries in San Miguel de Allende. The approximate minimum closing cost is $2,100 USD. All closing costs are the responsibility of the buyer. How is the title transferred? In San Miguel de Allende, we transfer title in fee simple, just like the United States. CONSTRUCTION What is the deadline for construction after purchase? From the date of the signing of your deed, you have 7 years to begin and an additional two years to complete construction. Are there height restrictions? Yes, each home site has a height restriction for the protection of view corridors. Height restrictions are determined from the highest street level bordering the home site. What is the design approval process? Design guidelines have been established to ensure that the overall conceptual look and feel of Vista Antigua is maintained including a palette of natural, desert colors for exteriors. All plans must go through the normal approval process by the city. Download the design guidelines. Do I have to use a developer-approved architect? No, but we will provide a list of recommended architects from the College of Architects of San Miguel de Allende upon request. MANAGEMENT Do you have community rules and regulations. Yes. Vista Antigua is one of teh only horizontal condominiums in San Miguel and has strict, enforceable rules to protect your investment. Download the rules and regulations now.... Will there be a homeowner's association and how much are the monthly fees? OA) is in the process of being formed now. When 70% of the community is sold, all homeowners fees will be turned over to the POA. Until that time, you will pay monthly fees of $250 pesos from the signing of your deed. These fees will be held in escrow. Future fees will be set by the POA. Will there be pet restrictions or leash laws? Yes, all owners are responsible for waste clean up. All pets must be on a leash and only domestic pets are allowed. Will you provide garbage pick-up? Yes, private pick-up will be included in your monthly association fees for domestic garbage. Home construction debris is the responsibility of the homeowner and/or builder. Will Vista Antigua provide a shuttle service? The developers will provide a van to the Property Owners Association (POA). Shuttle service will be at the discretion of the POA. |
